Park Avenue

I rent in Park Avenue. It is a very very nice place. Sorrisosole, you may want to contact someone who actually deals with construction problems. Your hoa is not there to fix problems with your unit. I like this area and the units so much I am thinking about buying one.

• Cons: Too many complainers like sorrisosole

Nice place to live

I finally decided to purchase a condo at Park Avenue keeping in mind the prior two postings. Since I've been here, HOA has taken the necessary measures to ensure that the security officers have received continued training in securing and patrolling the grounds in addition to hospitatlity. HOA has also increased the security measures in the building that I'm in as it sits on the strip which is very comforting. So far, I'm enjoying the development. Grounds are clean, neighbors in my building are really nice, and the gym / pool is never crowded. No problems with maintenance, I called HOA for assistance twice since I've been here (once for the dryer and the other time for hot water), and they quickly assisted me in having both repaired. HOA is HOA, I haven't met anyone that has ever loved a HOA. Everyone that bought a unit at Park Avenue, knew what they were getting themselves into before signing their closing papers.

There are alot of pet owners, including myself, and it seems that everyone is taking a role in keeping our neighborhood clean. Real quiet neighborhood. There are some units that are rentals (by the owners) and for the most part they're corporate rentals or weekend visitors so it always seems like someone is moving in or out every weekend. It seems that most of the people that live here are young professionals (you can tell by taking a look at the type of cars that are parked in the secured underground parking garage).

Other than that, compared to the Manhattan Condominium right next door, most people are getting a decent place to live for a reasonable price. I say most, as some of the original buyers who purchased a unit during pre-construction were all trying to flip their unit. Some buyers went all out on the upgrades, and some just did the basics. Ironically enough, the units with the upgrades resell faster than the "standard" units which some have been on the market for almost 6 months. Even the units that haven't been lived in.

• Pros: Many upgrdaded condos, well kept grounds, indoor / outdoor pool, two stroy gym (never crowded), tennis court, young professionals
• Cons: people that complain for no reason, rental units sometimes busy with transient visitors

False Sense of Security

There?s no question that this complex is geared toward a younger crowd. Even though I personally fit in that crowd, being younger purchasers doesn?t mean we care less about our investment. I don?t feel lie the H.O.A. takes our complaints seriously. We?ve had several problems with our unit an after reporting these conditions there was a great gap in time (along with numerous follow-p calls) before they were tended to. Minor annoyances like these and residents not picking up after their pets now are petty compared to what has been recently happening. Last summer my vehicle as broken into, granted I was n parked in the garage, but we only have one pace down there. What family do you know of that only has one car?? We pay to have the security guards monitor the premises not ha out in the gurad shack. And just last week our other vehicle was gravely vandalized while parked in the garage. We don?t have cameras s up anywhere on property so this makes difficult to catch criminals. AS outrageous as our HOA due are better measures should have been taken. To sum up my experience with Park Avenue: it has nice landscaping, is not safe, and the units and fees are way overpriced.
